What Perth Suburbs Are Producing the Highest Yields for Unit Investments?

Perth, Western Australia- The following suburbs produced the highest yield returns for unit investors in 2013, according to data attained by WA Property News from RP Data.

In 2013, unit property investments returned increasing value for property developers and property investors in Western Australia. Suburbs across the Perth metropolitan area saw an increase in demand for units from renters, as the population booms and demand for smaller homes increases with lifestyle and cost of living changes.

The highest yielding suburb for units in Perth was Orelia, in Perth’s southern suburbs. The suburb produced a gross yield of 7% in the last 12 months, with the median unit sale price for the suburb at $193,250, producing a rental return of $260 per week.

Thornlie, Balga, and Gosnells produced the second, third and fourth highest rental yields respectively from unit properties in the past 12 months. Thornlie in Perth’s south produced a 6.9% median rental yield, Balga in Perth’s north produced a 6.7% rental yield and Gosnells to the south east produced a 6.5% yield for unit investments.

Inner city areas of Perth, Bayswater and Wembley took fifth, sixth and seventy spots for the highest rental yields in Perth. Unit investments in Perth produced a 6.4% rental yield, with the median sale price of $520,000 for the year, producing a rental return of $640 per week. Bayswater also produced a 6.4% yield, with units valued at $284,500 for a $350 per week rental return. Wembley units sold at $296,250 with a 6.3% rental return, or $360 per week.

Girrawheen in the north is producing a 6.3% annualised median return, with units selling for $305,000 and rental returns coming in at $370 per week for developers and investors. Armadale in thee south east is seeing median yeilds of 6.3% and Osborn Park just north of the Perth CBD returns 6.2% according to rpdata.
